More homeowners could put their property on the market to take advantage of a still very favourable market situation. However, in a context of rising rates combined with prices that are reaching new heights, the pool of potential buyers is shrinking.<\/p>\n<h2>Price increase<\/h2>\n<p>The month of March was marked by another vigorous increase in prices. Despite a 19 per cent decrease in single-family home transactions, the average price is up by 7 per cent, and condominiums on the Island of Montr\u00e9al fared even better with an 11 per cent decrease in the number of transactions and a 10 per cent increase in the average price. This new feverish surge, against a backdrop of overbidding, could be one of the very last.<\/p>\n<p>The factors contributing to upward pressure on prices remained present in the Montr\u00e9al metropolitan area market, despite the beginning of an upward cycle in the key interest rate:<\/p>\n<ul>\n<li>Continued tight market conditions, with a substantial advantage for sellers<\/li>\n<\/ul>\n<ul>\n<li>A competitive environment for buyers, with overbidding still affecting\u00a0<strong>more than half<\/strong>\u00a0of all transactions<\/li>\n<\/ul>\n\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-52e4ee9 elementor-widget elementor-widget-image\" data-id=\"52e4ee9\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"image.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<img fetchpriority=\"high\" decoding=\"async\" width=\"768\" height=\"253\" src=\"https:\/\/realta.ca\/wp-content\/uploads\/2022\/04\/Untitled-1200-\u00d7-396-px-2-768x253.png\" class=\"attachment-medium_large size-medium_large wp-image-25860\" alt=\"real estate selling price\" srcset=\"https:\/\/realta.ca\/wp-content\/uploads\/2022\/04\/Untitled-1200-\u00d7-396-px-2-768x253.png 768w, https:\/\/realta.ca\/wp-content\/uploads\/2022\/04\/Untitled-1200-\u00d7-396-px-2-300x99.png 300w, https:\/\/realta.ca\/wp-content\/uploads\/2022\/04\/Untitled-1200-\u00d7-396-px-2-1024x338.png 1024w, https:\/\/realta.ca\/wp-content\/uploads\/2022\/04\/Untitled-1200-\u00d7-396-px-2.png 1200w\" sizes=\"(max-width: 768px) 100vw, 768px\" \/>\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-f38e02a elementor-widget elementor-widget-text-editor\" data-id=\"f38e02a\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Market conditions in all sectors and for all types of properties remain in favour of sellers. The ratio of sellers to buyers is always about 3 sellers to 1 buyer.<strong>\u00a0Note that a balanced market is about 9 sellers for every buyer.<\/strong>\u00a0This implies that with the current unbalanced market, property prices will continue to rise for the next few months and by a significant amount.<\/p>\n<h2>The major question<\/h2>\n<p>Is it time to sell?
